Talus Valley Reno: What's Actually Being Built in South Reno's Newest Neighborhood
Updated October 2026
Drive Veterans Parkway past South Meadows and you'll see it: roofs going up against the Huffaker Hills where there used to be alfalfa and open range. That's Talus Valley, and if you're shopping new construction in Reno this year, it's probably already on your list.
What is Talus Valley?
Talus Valley is a master-planned community of roughly 980 acres in southeast Reno, approved for up to 3,995 homes. It was once known as Butler Ranch, then as the Daybreak project, and took its current name in 2021. A talus is a slope of fallen rock, a nod to the rocky hillsides right next to the community.
Where is Talus Valley located?
It stretches about two miles from South Meadows Parkway toward the Donner Springs area, with access from Veterans Parkway and Rio Poco Drive. That puts you minutes from the South Meadows shopping and employment corridor and a straight shot to I-580.
What will the community include?
The city approved the plan with more than 350 acres of parks, greenways and open space, about 35 percent of the land. Plans call for school sites, three neighborhood parks, a larger central park, a town center with shops, and shared paths that connect to the trail network along Veterans Parkway and Damonte Ranch. The plan also includes restoring Thomas Creek.
How much do homes in Talus Valley cost?
Most new single-family homes have been landing in the mid-$500,000s to around $800,000, with larger plans reaching higher. Lennar is the major builder in the first villages. Townhomes are coming too: in April 2026, Reno's planning commission approved 185 townhome lots in two Talus Valley villages off Veterans Parkway.
Who is Talus Valley a good fit for?
Buyers who want a brand-new home, a warranty and a walkable trail system without paying South Reno luxury prices. We see a lot of young families and move-up buyers from older Reno neighborhoods here.
What should you ask before you tour?
Ask about HOA dues, any special assessment districts on the tax bill, which builder incentives apply to which lots, and what's planned on the empty land behind you. A builder's sales rep works for the builder. Bringing your own agent on the first visit usually costs you nothing and keeps your negotiating power intact.
